Capital Fund Services offers loan products to help our partners acquire, build and rehabilitate high-quality housing developments.

Capital Fund Services offers the following products:

Permanent mortgage lending on multi-family properties.

  • Standard LIHTC underwriting guidelines of 90% LTV and 1.20x DSC with an 18 year term and a 30 year amortization. These loans are offered on both an immediate and a forward commitment basis of up to 30 months.

Acquisition lending for housing projects that are at-risk of losing their affordability.

  • This program will help developers that need to buy a property while finalizing permanent debt and equity. Underwriting guidelines are LTV up to 80%, interest only with a loan term of one year. In addition to providing loan funds, we consult with developers with potential structures to ensure that acquisition basis is maintained on LIHTC properties.

Green development and energy efficiency lending.

  • This is an exciting new endeavor. These are loans designed to help owners pay for energy improvements at properties with the loan being paid back from the energy savings generated by the rehabilitation. We have consultants available to help property owners evaluate the potential savings achievable from making energy improvements. Loan terms are matched up with expected energy savings but generally for a five-year term.

CFS offers pre-development lending to qualified development companies.

  • Developers with healthy balance sheets that have viable development projects that need a little more time prior to final close are eligible. Loan terms are interest-only payments on a quarterly basis and a one-year term. Pre-development loans are full recourse to the borrower.
