GLCF's Asset Managers work to protect the interests of investors and to maintain high quality housing developments. Asset Managers become involved with proposed investments at an early stage by helping GLCF's underwriters analyze and refine the following assumptions:

  • anticipated construction timeline 
  • anticipated lease-up schedule
  • proposed rents and operating expenses
  • anticipated vacancy rates

When a GLCF investment has been approved, Asset Managers begin overseeing all facets of the investment. Through the 15-year tax credit compliance period, Asset Managers:

  • monitor construction costs and timeliness
  • monitor initial lease-up
  • analyze operating budgets and financial statements
  • monitor on-going compliance with government regulations

 

Asset Managers analyze and monitor the performance of investments to be proactive in solving problems before they become larger issues.
 
Operating information for each investment is provided to investors on a regular basis.
 
In addition to performing asset management services for the GLCF portfolio, these services are also provided to investors on a third party basis. They are offered by our subsidiary, Capital Fund Advisory Services.
