8/22/2007  -  Importance of Tax Credits  (A CDC's Perspective)
We all know a healthy community when we see one. It's vibrant, diverse and inviting - a place that supports all types of development without sacrificing people. It's a place that is able to weather economic and social change with grace.
We're seeing increased interest from a variety of companies purchasing Low Income Housing Tax Credits (LIHTCs). Historically, the primary investors included financial institutions and government sponsored enterprised (GSEs) like Fannie Mae and Freddie Mac. However, as the LIHTC program has matured and this type of real estate investment has proven itself to be safe and effective, there are quite a few new investors stepping forward.
For over 40 years, CAP Services has helped low-income individuals become self-sufficient members of society. With the increasing struggles that families face today, it's only natural that low-income families would endure considerably more hardships. However, CAP Services has been working to alleviate some of the adversity.
Keller Development, Inc., one of the leading builders/developers in the multifamily affordable housing arena sits down for a Q & A session. Drawing on their extensive background, they explore advantages of the LIHTC program, as well as some potential pitfalls.
